If my mother & I signed a contract with a retailer to sell MY house- what happens if we dont sell?

Do mean realtor when you say retailer? If so, you need to provide some informations about the details of contract you signed. You don't even mention anything other than that you have one. When was it signed? Who signed it? Who made the offer? Personal information about the parties involved is irrelevant.
